Landowner News - Midwest Crop Progress

By Troy Langan, SVP Hunting Lease Network

With the uncertainty in today’s markets and commodity prices, landowners look to diversify their land practices with alternative income sources. One great way to do this is through a properly managed hunting lease.

The HLN Process

Hunting leases can help generate a passive income to pay for things like property taxes, but they also help in many other ways. By utilizing the HLN auction-based platform, landowners can rest assured knowing they are getting the true market value out of their hunting lease with the added benefit of a professionally written lease agreement, nationwide marketing, accounting services and multimillion-dollar hunting lease liability coverage policy. These are all key areas that we make sure are in place before hunting activities take place.

Demand is high as hunting seasons approach

Fall is just around the corner, and with the cooler mornings we are continuing to see high demand from hunters looking for good quality hunting properties. Hunting season begins as early as September, and scouting of properties is in full swing. As a landowner, what can you expect as to when and why a hunter would want to scout a property?

Scouting Properties

One of the biggest challenges (and most fun activities) of a hunter is being able to walk a property and pick up on wildlife signs from previous seasons and current use. This will help to determine the best areas for stand placements.

Deer trails from a bedding area that may consist of tall grasses mixed with thick cedar trees leading out into a crop field are a good area to begin with. Travel ridges that have been worn down from previous years’ use will be marked with rubs and scrapes. These areas generally are used every year and would be a good spot for stands for the upcoming season.

Scouting Tools

Trail cameras offer a great way to see wildlife activity. You can start to see the numbers and quality of animals that are running in these locations. Late-season foot plots of clover or other fall grain varieties are being planted in hopes that they will draw in the game.

One thing to note is that scouting can be done year-round. Some of the best times to see travel habits are right after the seasons are over. Fresh snow can help make finding trails easier and track movements.
